Property at acquisition had been heavily modified from its original historic design, including the addition of a metal skin and awnings covering the original facade. The entirety of the second floor was storage space and the ground level contained a single retail storefront and a used office furniture business. Average daily foot traffic was consistently under 10 people in a given day.
After removal of the false facade the original brick facade was stripped of layers of paint, rebuilt and repaired to return to the original design reflected in historic photos. New storefronts, historically-appropriate windows were also added.
Interior upgrades and upfits were completed to reposition the property to house five new downtown businesses including a yoga studio, retail and entertainment storefronts and an event space.
At 6 months after completion the property was 100% leased.

Recognizing the high-visibility location on a corner facing both Main Street and historic Court Square, the property was carefully restored to retain historic details while completing needed structural work to assure long term stability.
Ground floor upfits including storefront upgrades were completed to recruit two new retail/service businesses along the Main Street corridor. Four professional office suites were built on the second floor accessible on Court Square.
The addition of a mural to flag the property on Court Square with public art was also completed as part of the renovation.
